Patagonia Sur: For-Profit Land Conservation in Chile Harvard Case Solution & Analysis

Warren Adams founded Patagonia Sur in 2007 as one of the world's first non-profit enterprises for land protection. His goal was to acquire more than 100,000 acres of land in southern Chile and run a variety of sustainable business for the annual returns for investors. Patagonia Sur planned to bring the different streams of income from the land, including eco-tourism, sustainable development of the earth, carbon credits, water rights and environmental brokerage and thus financial return for investors in the top of the achievement of a positive impact on the environment. By 2011, Warren has raised more than $ 20 million from high net worth individuals and Patagonia Sur was over 60,000 hectares in Patagonia under management. However, institutional investors have serious doubts, Patagonia Sur could do more than break even on an annual basis. In addition, they fear that in fact the risk of investments grew significantly as the company spent as its capital and management time on so many different sources of income. In addition, some investors believe that non-profit conservation morally wrong. Warren to convince both individual and institutional investors that his vision would succeed in both generating returns and preserve the natural beauty of Patagonia.
