Project Introduction
Client demands for their buildings to be turned into an energy efficient green building. Client demands to turn external façade to a double-skin façade, install low solar heat gain glass for the window openings and find solution to the flooding situation caused by poor drainage system of the building.
The main aim of this refurbishment project management is to make sure the building is renovated with all the required materials and details taken care of in time and to keep track of each activity.
The first storey of this building also needs to be renovated. Client wants and exhibition room on the first floor and there seems to be no proper fire exit in the building at the moment which needs to be installed.
Site Work
Following assumptions have been made for this site construction and refurbishment work:
- All the techniques such as shoring, underpinning etc. will be done under the supervision of qualified engineers.
- Health and safety requirements of all workers have been taken care of.
- We assume that all the planned tasks will be completed on time in a single phase.
- Architects and engineers are already hired to complete this project.
Program Schedule:
- Total project duration is 56 weeks, starting from 1st October 2020
- Construction work will be done 6 days a week i.e. starting from Monday and ending on Saturday.
- The purpose of developing this schedule is to keep track of progress; milestones to achieve and make sure that all the needed work are pre-planned.
- Double Skin Façade plan was delayed 8 weeks and is revised again.
Key Considerations
Fire Safety:
Fire safety and emergency exits are an essential part of any building. Fire exits will be designed on the site. The site manger will setup a fire safety plan such as:
- Fire Alarm
- Fire Extinguisher on each floor
- Fire exit properly marked with neon signs to be visible even if the room with fire is completely dark
- First aid service
- Emergency numbers and contact details easily available to the staff and workers.
Health and Safety of Workers:
Health regulations of workers will be ensured. Labors working with dust or concrete will be provided with face masks, first aid services will be available, scaffolds that labors are using will be checked beforehand to be stable enough to hold them and the materials they are carrying safely to reduce any sort of injuries or major accidents.
Working Hours:
Working hours will be 0800 to 2200 from Monday to Saturday i.e. six days a week. No work will be done on official national holidays.
Site Establishment:
Temporary site office will be established at the construction site with all the necessary and required materials. For example drinking water, emergency lights, first aid box and telephone etc.
Waste Management:
Construction waste will be properly disposed off and recycled where possible to protect the environment.
Noise Management:
Noise meter will be installed at the site to make sure that construction noise is under the approved limit and does not exceed the limit and cause any sort of unpleasant environment for the neighbors of the construction site.\
