Asia Property Ltd. Case Solution
Lake was responsible for real estate investments at a competitive and diverse investment fund with total assets of $1.5 billion--up from $400 million at its beginning in 1994. Lake found himself scrambling to deploy his allotted 25% into real estate, as the fund grew. For several months, he was finding it hard to purchase U.S. properties. Lately, Lake had invested $30 million in an European "vulture fund," his first foray beyond the U.S. property marketplace. Now Lake was taking a hard look at Asia, just as the bait of falling property worth and $600 to $800 billion of distressed real-estate loans in the area was leading to unprecedented interest by U.S. real estate companies. Additionally, Lake has investigated other alternatives, like purchasing the stock of a publicly traded Asian real-estate company.
