Holt Lunsford was intrigued by a set of documents that lay before him. In the works was a brochure that Lonestar Bank gathered in an attempt to sell the distribution center Shady Trail in Dallas, Texas. Shady Hill had five-year, 120,000-square-foot distribution warehouse is located on the west side of Dallas. Lonestar requested $ 4 million for the property. It was in September 2003, and the Dallas real estate market has been on a plateau and capital markets were in disarray. Lunsford persuaded 11 friends to put up $ 100,000 each in addition to his own $ 100,000 to buy one or two distressed properties.
